Members say no to selling of Paddington Building at General Meeting of the Greek Orthodox Community of NSW /Gr.

The members of the Greek Orthodox Community of NSW voiced an outstanding “No” to the sale of its “large and historic” building in Sydney’s central suburb of Paddington last Sunday, at an Extraordinary General Meeting.
The ballot took place at the Community’s premises in Lakemba. The atmosphere was very tense and boisterous for over four hours.
Instead of selling, the members with a majority of at least 67 per cent voted in favour of a proposal that calls for the refurbishment, restoration and further utilisation of the building.
Even though the Community’s constitution requires a majority of 75 per cent for such proposals, the organisation’s president Mr Harry Danalis said that the Board “has to respect the outcome of the motion and the wishes of the membership”.
Asked if that development means the definite withdrawal of the proposal for sale Mr Danalis said “yes, I think that this proposal is dead.”
A Working Committee, chaired by Mr Kostas Papanikitas (Board member), was appointed in August 2012 through an EGM, to undertake the task of assessing all the properties the Greek Community owned and was given a mandate to develop and put forward recommendations to the members.
The Committee concluded in its report that if the Greek Orthodox Community of NSW is to renovate the historical Paddington building it should need to borrow a sum between $2 million and $3.7 million. If these renovations take place, it is estimated that the building can generate an annual rent revenue of approximately $1.5 million and above. The report also states the total value of the building will increase by millions of dollars.
Mr Papanikitas, commenting on the outcome of the EGM, said that the “members spoke very loudly, as they had done so 12 months ago, that they do not want to sell the building.”
“The message is that they want us to make every effort to renovate, as recommended by the Working Committee. There is work to be done from here on and we must initiate procedures to this end. The message is clear and has been sent to the Board,” said Mr Papanikitas.
The EGM was attended by 462 members. The vote was by show of hands and in support of the motion for the renovation of the building 268 members voted, while against it at least 88 members voted.
Due to the heated discussion the proposal of the Board to sell the Paddington property was not put to the vote.
In favour of the proposal for refurbishing the building argued Mr Papanikitas and Stan Koulouris from the Working Committee as well as past Community leaders, such as former presidents George Angelopoulos and Savvas Savvides, former Secretaries General Stratos Mavrantonis, Nikos Papanikitas and Takis Sarelas and others.
Against the carried proposal argued the President of the Community Mr Danalis, Vice-President Ourania Karteris, Secretary Michael Tsilimos the Treasurer Chris Belerhas and others.
The next important event in the calendar of the Community is the Annual General Meeting set for Sunday October 27. It is worth noting that this year is an election year. Voting for the new Board of Management for the GOC of NSW is expected to take place in late November or early December.

Τα μέλη της Ελληνικής Ορθόδοξης Κοινότητας ΝΝΟ εξέφρασαν ένα δυναμικό  «Όχι» στην πώληση του ” μεγάλου και ιστορικού ” κτηρίου στο κεντρικό προάστιο του Σίδνεϊ  Paddington, την περασμένη Κυριακή , σε Έκτακτη Γενική Συνέλευση .
Η ψηφοφορία έλαβε χώρα στα γραφεία της Κοινότητας στο Lakemba . Η ατμόσφαιρα ήταν πολύ τεταμένη και θορυβώδης για πάνω από τέσσερις ώρες.
Αντί πώλησης , τα μέλη , με πλειοψηφία τουλάχιστον 67 τοις εκατό ψήφισαν υπέρ της πρότασης που καλεί για την ανακαίνιση , την αποκατάσταση και την περαιτέρω αξιοποίηση του κτιρίου.
Ακόμα κι αν το σύνταγμα της Κοινότητας απαιτεί πλειοψηφία 75 τοις εκατό για τις προτάσεις αυτές , ο πρόεδρος του οργανισμού κ. Harry Δανάλης , δήλωσε ότι το διοικητικό συμβούλιο ” οφείλει να σεβαστεί το αποτέλεσμα της κίνησης και τις επιθυμίες των μελών ” .
Ερωτηθείς αν η ανάπτυξη σημαίνει την οριστική απόσυρση της πρότασης για την πώληση κ. Δανάλης είπε: « Ναι, νομίζω ότι η πρόταση αυτή είναι νεκρή. ”
Μια επιτροπή εργασίας , υπό την προεδρία του κ. Κώστα Παπανικήτα ( μέλος του Διοικητικού Συμβουλίου ) , διορίστηκε τον Αύγουστο του 2012 , μέσω της Έκτακτης Γενικής Συνέλευσης , να αναλάβει το έργο της αξιολόγησης όλων των ιδιοττησιών που ανήκουν στην Ελληνική Κοινότητα και δόθηκε εντολή να εκπονήσει και να υποβάλει συστάσεις προς τα μέλη .
Η επιτροπή κατέληξε στο συμπέρασμα στην έκθεσή της ότι, αν η Ελληνική Ορθόδοξη Κοινότητα της Νέας Νότιας Ουαλίας προέκρινε την ανακαίνιση του ιστορικού κτιρίου Paddington θα χρειαζόταν να δανειστεί ένα ποσό μεταξύ 2 εκατομμύρια δολάρια και $ 3,7 εκατ. ευρώ. Εάν αυτές οι ανακαινίσεις λαμβάνουν χώρα , εκτιμάται ότι το κτίριο μπορεί να δημιουργήσει ετήσια έσοδα από μίσθωμα περίπου 1.500.000 δολάρια και πάνω . Η έκθεση αναφέρει επίσης η συνολική αξία του κτιρίου θα αυξηθεί κατά εκατομμύρια δολάρια .
Ο κ. Παπανικήτας , σχολιάζοντας το αποτέλεσμα της Έκτακτης Γενικής Συνέλευσης , δήλωσε ότι τα «μέλη μιλούσαν πολύ δυνατά , όπως είχαν πράξει πριν από 12 μήνες , ότι δεν θέλουν να πουλήσουν το κτίριο . ”
« Το μήνυμα είναι ότι θέλουν να κάνουν κάθε δυνατή προσπάθεια για την ανακαίνιση , όπως προτείνεται από την επιτροπή εργασίας . Υπάρχει δουλειά που πρέπει να γίνει από εδώ και πέρα ​​και θα πρέπει να κινήσει τις διαδικασίες για το σκοπό αυτό . Το μήνυμα είναι σαφές και έχει σταλεί στην Διοικητικό Συμβούλιο », είπε ο κ. Παπανικήτας .
Η Έκτακτη Γενική Συνέλευση παρέστησαν 462 μέλη . Η ψηφοφορία έγινε δι ‘ανατάσεως των χεριών και για την υποστήριξη της πρότασης για την ανακαίνιση του κτιρίου 268 μέλη ψήφισαν , ενώ εναντίον τουλάχιστον 88 μέλη ψήφισαν .
Λόγω της έντονης συζήτησης,  η πρόταση του Διοικητικού Συμβουλίου για να πωλήσει το ακίνητο Paddington δεν τέθηκε σε ψηφοφορία .
Υπέρ της πρότασης για την ανακαίνιση του κτιρίου, υποστήριξαν ο κ. Παπανικήτας και ο Stan Κουλούρης από την επιτροπή εργασίας , καθώς και οι ηγέτες της Κοινότητας , όπως οι πρώην πρόεδροι Γιώργος Αγγελόπουλος και Σάββας Σαββίδης , οι πρώην Γενικοί Γραμματείς Στράτος Μαυραντώνης , ο Νίκος και Τάκης Παπανικήτας Sarelas και άλλοι.
Κατά της πρότασης  τάχθηκαν ο Πρόεδρος της Κοινότητας κ. Δανάλης , η Αντιπρόεδρος Ουρανία Καρτέρη , ο Γραμματέας Michael Tsilimos ο ταμίας Belerhas Chris και άλλοι .
Το επόμενο σημαντικό γεγονός στο ημερολόγιο της Κοινότητας είναι η Ετήσια Γενική Συνέλευση για το σύνολο Sunday, October 27.  Αξίζει να σημειωθεί ότι φέτος είναι έτος εκλογών . Η ψηφοφορία για το νέο Διοικητικό Συμβούλιο GOC of NSW, αναμένεται να πραγματοποιηθεί στα τέλη Νοεμβρίου ή αρχές Δεκεμβρίου.
